You usually do not need planning permission for conservatories, but this can depend on the scale of work you are having done and the position of your house. Most houses (but not flats) have Permitted Development Rights which means you can carry out certain small changes and projects without needing to apply for planning permission.
Conservatories fall under these permitted developments, which means that you don’t need to get planning permission as long as the following conditions are met:
· Side or rear conservatories are no taller than 4m or 3m if within 2m of a boundary
· The proposed conservatory won’t take up more than 50% of the total area of land around the original house (including sheds and outbuildings)
· The roof ridge (top point) of the conservatory is no taller than the eaves of the original property’s roof
· The conservatory is not fronting a highway and is not in front of the principal elevation or side elevation of the original house
· Side conservatories are not wider than 50% of the width of the original house
· Single-storey rear extensions do not extend beyond the rear wall of the original house by more than 4m (detached house) or more than 3m (any other house)
